Tenant Selection

After our property management team have checked the application and we are confident that the applicant would be a suitable tenant, we will contact you to discuss the application and provide our recommendations. We will then help you make a decision as to which application you wish to proceed with.
Repairs and Maintenance
The CJW team will always endeavour to have you, as the property owners, consent prior to arranging repairs that will cost you money. You may, however, prefer to authorise a minimal amount for routine repairs and maintenance so that you only become involved when a threshold amount is reached.
CJW Realty has a list of regular tradespeople used to cover routine maintenance matters. They have a track record with our Company and have proven to be very reliable. We endeavour to keep in close contact with our contractors to ensure both your quote requests and work orders are attended to in a prompt and professional manner at all times. All our contractors are licensed and have comprehensive insurance cover.
We also understand that some landlords prefer to attend to repairs themselves or have their own contractors they wish to use. Our computer software logs these instructions to ensure they are followed.
Rental Payments and Arrears Payments
Your tenants have several options to pay their rent:
Rent Arrears are followed up daily. If a tenant fails to pay their rent after a breach or termination notice has been issued, you will be contacted by your property manager to discuss your options.
Should your tenant fall behind in their payments, our Property Managers will implement a standard rent recovery process as detailed in the Residential Tenancies Act to ensure minimal delay and rectification of the situation in accordance with the Residential Tenancies Act.
Accounts and Payments to Owners
Part of the service provided will also include paying on your behalf any
disbursements such as lawn mowing, strata levies, council and water rates,
upon your request.
All funds collected on your behalf will be paid to you monthly or fortnightly by way of direct payment into your nominated bank account, less creditors disbursements.
All records of income and expenditure are provided on statements delivered by post and/or email. The great benefit of email statements is you can be aware of payments before they reach the bank and you can simply email or call us back with any queries you may have.
Property Reports
Property Condition Reports
This is a detailed report that includes photos documenting the condition of the entire
property, internal and external.
We produce this report when we first commence managing your property. This report
is given to the tenant when they move into the property allowing them seven days to check
through it, make any amendments and return it to our office to be held and referred to at
the Final Bond Inspection when the tenant vacates
You will only ever be charged for the Property Condition Report once per tenant, unless
major renovations are undertaken.
Interim Routine Inspections
Your property will be inspected by one of our Property Managers approximately six weeks after the tenant’s occupancy to ascertain how they are settling in and to establish if there are any maintenance requirements. Thereafter inspections are conducted every three months, a maximum of 4 per 12 month period under the RT Act.
On the report, any items the Property Manager notices that are not an emergency repair will be listed under Owners Maintenance for your information and consideration to repair. The report will also include photo’s so that you can identify the standard at which your property is being cared for.
Should we not be happy with the condition of the property on inspection we will consult with you, then issue the tenant with a Breach Notice and re-inspect the property 14 days later. We will contact you after the re-inspection and if there is still a problem, we can discuss what options are available to you.
Final Bond Inspection
This is carried out when the tenant vacates the property. We refer back to the original Property Condition Report from the commencement of the lease and note any wear and tear. If there is any damage or cleaning to be rectified by the tenant, we will arrange this and recoup from the bond along with any outstanding accounts and/or rent.
Safety Check
Our 17 point safety check exclusive to CJW office is carried out to minimise the liability of owners from potentially litigious tenants.
